A minimum rate equal to one night’s lodging is required to confirm a reservation, and 50% on stays of 3 or more nights; which is guaranteed until 6pm; after that, an explicit time of arrival should be agreed upon. There are no refunds for holidays, holiday weeks, special events, late arrival or early departure. *Cancel 2 weeks in advance for full refund less $25; within 2 weeks, refund less $25 only if space can be re-booked. There is a $40 per hour clean up fee for use of guest house kitchens (applies to B&B kitchen only if contracted) if not left as clean and in order as found, including but not limited to appliances, dishes, smoke, cooking and/or pet odors. Our policy is to adhere to the City of Seabrook NO SMOKING ordinance. For the safety and comfort of all of our guests, we do not allow smoking or candle burning in any of our guest rooms. Courteous smoking is permitted outside only, at a minimum of 25 foot away from entry doors. Guests smoking in the house will be charged a minimum fee of $200 to return any room(s) to a no-smoking status. * In order to offer discounted rates and special rates, we must make this a non-refundable rate. If you choose to cancel this reservation, you will not be refunded any of the payment.
